Hot Water Back, Usually the Same Day

A water heater rarely fails at a convenient time. It is the first cold shower on a January morning in Longmont, or the puddle you spot in the utility room on the way to bed. The good news is that most water heater problems have a specific, fixable cause, and a licensed plumber can usually pin it down in one visit.

M&M Heating, Cooling, Plumbing & Electrical repairs gas and electric tank water heaters and tankless units of all makes and models. Our technicians arrive with the parts and diagnostic tools to handle the common failures on the spot: thermocouples and igniters, heating elements and thermostats, gas valves, pressure relief valves, drain valves, dip tubes and flow sensors. If sediment from our hard Front Range water is the culprit, a thorough flush often restores performance without replacing anything.

We are open 24/7, and we do not charge extra for nights, weekends or holidays. You get upfront pricing before any work starts, so there is no guessing at the bill. And if the honest answer is that your heater is near the end of its life, we will tell you plainly and walk you through your options on our water heater replacement page. Our goal is simply to get your hot water back the smart way.

Symptoms We See Every Week

Common Water Heater Problems in Longmont

Match what you are seeing to the list below. Most of these can be repaired the same day.

No Hot Water at All

On a gas unit, the pilot or igniter, thermocouple or gas valve is the usual suspect. On electric, it is often a tripped high-limit switch or a burned-out element. On tankless, check for an error code and call us with it.

Lukewarm or Runs Out Fast

A failed lower element, a broken dip tube that mixes cold water at the top of the tank, or a thick layer of sediment eating up capacity will all leave you with half the hot water you used to have.

Leaking Water Heater

Water at the base can come from a loose fitting, a dripping relief valve, a failed drain valve or a corroded tank. The first three are repairable. A leaking tank itself is not, and it needs attention right away.

Popping, Rumbling or Banging

Those sounds are water boiling beneath a crust of hard water sediment on the tank bottom. A professional flush usually quiets it. Left alone, the overheating shortens tank life.

Pilot Will Not Stay Lit

A pilot that keeps going out typically means a worn thermocouple, a dirty pilot assembly or a problem with the gas supply or venting. Do not keep relighting it. Let us find the cause.

Rusty Water or Rotten-Egg Smell

Brown hot water points to a spent anode rod or corrosion inside the tank. A sulfur smell usually means bacteria reacting with the anode. Replacing the rod often solves both if the tank is still sound.

How a Repair Visit Works

Our 4-Step Process

Simple, transparent and built to get your hot water back fast.

2

Inspect & Diagnose

Our technician tests the burner or elements, thermostats, valves, venting and connections, and checks for sediment and corrosion to identify the true cause, not just the symptom.

3

Approve the Upfront Price

You get a clear repair quote before any work begins. If the unit is at the end of its life, we show you both the repair cost and what replacement would look like.

4

Repair & Verify

We complete the repair with quality parts, relight or restart the unit, check for leaks, confirm safe operation of the relief valve and venting, and verify hot water at the tap.

M & M has been my go-to HVAC company since 2021, when they helped us choose and install a new furnace along with a complete heating and air conditioning system. The entire process was easy, and the new system made our home much more comfortable. Since then, they’ve been the only company I recommend to friends and family whenever they need heating, cooling work. It’s hard to find a company that’s consistently reliable, but M & M has always delivered. Their team is always prompt, communicates well, and keeps me updated by text/email throughout appointments, which I really appreciate. It’s the little things like that, combined with the quality of their work, that make them stand out. If you’re looking for an honest, dependable HVAC company that genuinely takes care of its customers I highly recommend M & M.

Highly recommend M&M. I used them for both plumbing and electrical and experienced great customer service. The front desk was easy to work with for scheduling and payments. My plumbing technician David T. was excellent, communicating with me throughout the entire process and giving me the ability to weigh in on decisions that needed to be made. My electrical technician was Joey and he was fantastic. Extremely knowledgeable, easy to communicate with, and also continued to communicate throughout the entire job to make sure I was being included in decisions and able to give clarification when needed to make sure everything I needed done was being done. I could not recommend David and Joey highly enough!

AJ and his trainee were fantastic. They were knowledgeable, gracious, respectful, and at the top of their game. They asked all the right questions, answered every one of mine, and took the time to explain my options without any pressure. I’ve only had pleasurable experiences with M&M, and this visit was no exception. If this is the standard they hold their team to, they’re doing it right. Highly recommend.

Water Heater Repair Questions, Answered

My water heater is leaking. What should I do right now?

Turn off the cold water supply valve on top of the heater, then shut off the gas valve or flip the electrical breaker. If water is pooling, move anything nearby and put down towels. Then call us. Leaks from fittings and valves are often repairable, but a leak from the tank itself means the heater needs to be replaced, and we can help you with that quickly.

Why is my temperature and pressure relief valve dripping?

The T&P valve opens to release excess pressure or heat, so a drip means either the valve is worn or the system is building too much pressure. On closed plumbing systems, thermal expansion with no expansion tank is a common cause. Never plug or cap the valve. We test it, replace it if needed, and address the pressure problem so it does not come back.

Should I repair or replace my water heater?

If the heater is under about 8 to 10 years old and the problem is a single component such as an element, thermocouple, valve or anode rod, repair is usually the right call. If the tank is leaking, repairs are becoming frequent, or the unit is well past its typical lifespan, replacement often makes more sense. We give you honest pricing for both so you can decide.

Do you repair tankless water heaters too?

Yes. We service tankless units from all major manufacturers. Common tankless repairs include ignition and flame sensor problems, flow sensor failures, error codes caused by scale on the heat exchanger, and venting or condensate issues. Hard water is the main reason tankless units act up on the Front Range, and a professional descaling often restores full performance.

How fast can you get here?

We are open 24/7 and dispatch for water heater emergencies around the clock, with no extra charge for nights or weekends. Same-day service is available in most cases across Longmont and the surrounding Front Range communities. When you call, we will give you a realistic arrival window rather than a promise we cannot keep.

Why does my hot water smell like rotten eggs?

That sulfur smell usually comes from harmless bacteria in the tank reacting with the magnesium anode rod, which is more common in homes on well water or after the heater has sat unused. Flushing and sanitizing the tank and switching to a different anode type typically clears it up. If the smell is in cold water too, the source is the supply, not the heater.
