Furnace Maintenance Questions

How often should a furnace be serviced?

Once a year, ideally in early fall before the heating season begins. Along the Front Range that means September or October. Annual maintenance keeps the system safe, catches worn parts before they fail in the cold, and satisfies the documented maintenance requirement that most manufacturer warranties carry. If you also have central air, pair it with a spring A/C tune-up.

What is the difference between a tune-up and a repair?

A tune-up is preventive. The furnace is working, and we inspect, clean, adjust and test it so it keeps working and runs efficiently. A repair is corrective. Something has already failed and we diagnose and replace the part. A good tune-up often prevents the repair call, and if we do find a failing component during maintenance, we quote the repair upfront so there are no surprises.

Does the tune-up include a carbon monoxide check?

Yes. Carbon monoxide testing, heat exchanger inspection and venting checks are the first items on our 27-point list. CO is colorless and odorless, and a hairline crack in an aging heat exchanger is something only a technician with the right instruments will catch. We also recommend every home with gas heat have working CO detectors on each level.

Will a tune-up really lower my gas bill?
